Stage 1
Free review. We will initially advise you over a telephone conversation following which we will review your drawings and advise if you need to serve notice under the Party Wall etc Act 1996 (the Act) for your building works.
Stage 2
Service of notice the relevant notices on if appointed on your behalf.
Stage 3
Adjoining owners respond within 14 days. The adjoining owners can respond in a variety of ways from email to letters in the post or even a phone call and/message
Stage 4
If the adjoining owners give consent to the notices then the works can start without any further action required. If the adjoining owner’s dissent to the notices, an award process will start, this is a standard set of terms and conditions relating the works required to which the notifiable work must follow. This will also include a schedule of condition (record of the condition of the adjoining owner’s property including finishes in that part of the building that will be affected).
Stage 5
Start of work. Once the award is served or consent is provided the work can start. There are also statutory waiting periods to consider depending on the type of notice from one month to two months period.
